Reasons Why Homes Don’t Sell and Listings Expire


In real estate listing contracts, the seller agrees to list their home for sale for a specific period of time. When the time runs out and the Realtor does not successfully sell the home, it is now considered an expired listing.

Here are a few reasons as to why a home may not sell during a listing period:

Pricing of the House

The number 1 reason homes do not sell is because they are over-priced. When a house is over-priced, it can discourage qualified buyers from even visiting it.

Poor Real Estate Marketing

Putting the house on MLS is not enough. It’s very important to have a unique marketing strategy in order to attract ALL possible buyers, drive up offers, to ultimately get the home sold and to prevent your home listing from expiring off the market.

Condition of the House

Although there are some buyers willing to do some renovations, most buyers are looking for a move-in ready home. If the home requires renovations, you are then reducing your buying pool, resulting in an increased risk of the home not selling.

Difficulty to Show

Not being flexible and making it difficult for buyers to see the home may result in them scratching the home off their list all-together, especially if we’re in a buyer’s market and they have options.

Location, location, location.

If your home is in a less-than-desirable location, for example near train tracks or a noisy expressway, it may be harder to get the home sold.

Inexperienced Realtor

Hiring a Realtor who is not familiar with the neighborhood and the market may result in ineffective marketing and pricing. It’s essential to hire a real estate professional who is knowledgeable and who can effectively market the home to the right buyers.
